Average Lethbridge residential price in December up 20% year-over-year

A new report from the Alberta Real Estate Association showcasing housing statistics for December 2025 claim that the average price for residential properties in Lethbridge has increased 20.2% year-over-year, to an average of $469,057. The increase does not reflect the steady increase of house prices, but rather the difference in the average price of properties sold between December of 2024 and 2025.

Local Realtor, Jeff Reimer of Royal Lepage says more higher-priced homes have been sold in the mast month and says residents should know that the posted average doesn’t always reflect the current state of the real estate market.

In the same report, Lethbridge’s year-to-date average in December 2025 sits at $424,119, the third highest in the province behind Calgary and Edmonton. Reimer adds that supply and demand of lower-priced homes have remained steady and calm as of late.
